The Legal team provides responsive, collaborative, high-quality legal services and sound business solutions to our partners across all areas of PetSmart including business relationships, employment law, associate relations, real estate transactions, and others. About the Job

As a Senior Paralegal in PetSmart’s legal department, you will work closely with PetSmart’s real estate attorneys and partner with PetSmart’s real estate department to further PetSmart’s leasing and other real estate initiatives. This position, which is at PetSmart’s home office located in north Phoenix (I-17 and Loop 101), will report to the Managing Attorney, Real Estate.

Responsibilities:

• Draft, negotiate, revise and finalize real estate legal documents, including, leases, amendments, letter agreements, subleases, assignments, SNDAs/NDAs, consents/waivers, memorandums of lease, commencement date certificates and license agreements.
• Complete due diligence as necessary (such as title and environmental reviews).
• Monitor completion of conditions remaining after legal documents are fully executed.
• Handle dispute resolution matters.
• Interact directly (via conference calls, face-to-face meetings and email) with associates at all levels within PetSmart’s real estate, lease administration, development and construction teams. From time to time, you will also interact directly with associates at all levels within other PetSmart departments.
• Interact directly (via conference calls, face-to-face meetings and email) with outside counsel and staff, opposing counsel and staff, landlord personnel, lender personnel and others.
• Understand, manage and improve PetSmart and legal department procedures and forms to create efficiencies and cost savings.
• Take the lead and/or participate in PetSmart and legal department initiatives and special projects.
• Prepare and update reports as needed.

Qualifications:

A Bachelor’s Degree and/or Paralegal Certificate are preferred but not required (an equivalent combination of education and work experience will be considered). A minimum of five years experience working as a real estate paralegal is required. Other necessary skills, knowledge and competencies include:

• Positive attitude that strengthens the teamwork environment within the legal department and relationships with other departments throughout PetSmart.
• Ability to work in a fast-pace environment with very detailed information and maintain a high degree of accuracy.
• Ability to comprehend, analyze and interpret real estate documents.
• Excellent verbal and written communication skills.
• Ability to manage multiple projects, adjust to shifting priorities and meet tight time deadlines.
• Strong computer skills.
